Commercial property involves property used for non residential purposes e.g. industry, businesses, offices etc.
It is often overlooked by property investors who are new to the investment game; yes there are some considerations, but a lot of this is down to the level of comfort people have with residential v commercial property. This does not necessarily mean that residential is a better option; in fact in recent times commercial has been particularly attractive due to its high rental yields compared to residential.
Banks do not loan as high LVR (Loan-To-Value Ratio) on commercial (around 60%) which is also a deterrent to some investors.
Like any investment class it has its positives and negatives. It is perceived to be higher risk, as there may be empty periods. On the other hand you can secure long leases.
So the message here is not to discount commercial property, but as with anything, make sure you are educated before you go in!!
