Personal Update
I have now finished 3 transactions, 2 in Memphis and one in Florida; now looking at a couple more and considering another in Florida, but also looking at Atlanta and Phoenix.
It is very different to investing in Australia and UK, so I have lots of insights to share for people interested. The good news is that all the properties are tenanted and I am currently seeing a positive cashflow of approx USD1000 a month; gross yield is between 16% and 25%. All the properties are financed with a principal and interest loan, 7 terms in Memphis and 30 year in Florida.
And yes the money is actually going into my US bank account each month, so this is not just a paper exercise. Here are a couple of pictures for you to get a feel for the type of properties.

Our Newest American Property Partner - Helping you to invest in the USA
We have now finalised our revised approach for supporting our members with entering into the USA. We have to date used Stephen McClatchie from Loans USA as our point contact. Stephen then liaised with other Australian partners to provide all the services we needed.
Stephen is about to launch a new company, which will service our community in terms of the end to end management of the buying process; Loans USA will continue to focus on the finance side. Over the last 12 months, Stephen has set up direct networks in the USA covering the sourcing, management, tax and legal side of buying in the USA.
